When I go to sell my forum, do I just give them the database backup file in a rar? Then just download the theme/template and send it to them? Is that all they need?

Then just transfer the domain via cPanel in my host?

Use the thread, Moving host? And do the same thing

Save all the SQL in a zip file, and copy and paste all the files to another zip and email to him.

It actually depends. If they want the whole site then send the backup from the ACP and the files from the FTP, if they just want the DB then send the backup from the ACP. If they want the theme etc then the files from the FTP.
