so I log into acp as OWNER and attempt to log into templates anhd styles it takes me to l9og in page.
what is your forum url & which theme you are using ?
have you tried with another web browser / another computer system ?
can you navigate to other sections of forum admin panel without any problem (eg. configuration, tools & maintenance ..) ?

You're using x10hosting which they have cache problem so you'll have to create a new .htaccess file or if you have one already just add this code in.

what do u mean, like create a new .htaccess file in ftp source folder and paste that in?
In your mybb root directory create that file and paste that code in.

there is htmaccess.txt and htmaccess.txt
and htaccess-nginx.txt
do I paste it at the bottom of each
