It depends on the cost of the site and so on, but probably escrow (or PayPal depending on the transaction value and if both parties were comfortable). I can provide some feedback proof to any serious potential forum sellers.

Yes, all of them are spam registrations except me I want to throw this domain/website out.

Those other 2 forums still have very few threads - I'm looking for forums with thousands of new threads please. I could set up a new forum easily enough myself, that's why I want to get something already established.
