FIXEEEEEEDDDDDDDDDD:- In a post via https://community.mybb.com/thread-218089...pid1306346, am able to solve my problem by using the right folder for the RewriteBase which is

# Some hosts need a RewriteBase specification.
RewriteBase /Example.com/

where example is my domain url folder instead of using the root folder.
