how ever when i like click on any of the links that show a pop up window they do not show. The close button only comes up but is in the far right hand side of the theme

Did you upload the image folder? Can you post an image how you see it.

If i was to try and click another link it knows the box is open and then have to click again for it to work.

this theme is for 1812, so without manually doing all the template and css required updates (rather easy to do in this theme if you know what you are doing) to make the theme current you will run into issues...
